Some locations bring several things together: a city in central Israel, an established center of science and employment, plans for a new residential district and future public transport. Hameyasdim, in southern Ness Ziona, is where they meet.
TerraVera Group, led by Attorney and Notary Golan Gedalya, offers ownership interests in privately owned land in the district, with the rights you acquire registered in your name in Israel's Land Registry, known as the Tabu.
Ness Ziona lies between Rishon LeZion and Rehovot, in the Shfela, the coastal plain of central Israel. Hameyasdim is in the south of the city, on the border with Rehovot. Weizmann Road and the Science Park lie to its east, with residential neighborhoods and open land to the west.
This setting places the project in an existing urban environment of research, employment and community life.
TML 3010 is being advanced by Dira LeHaskir (“Apartment for Rent”), a government company, with planning by Gordon Architects. It proposes a mixed-use district of housing, employment, retail and public facilities around a central linear park.
The design combines towers with lower-rise blocks, active shopfronts, pedestrian links and green space, so that homes, services, business and leisure sit together.
The Science Park lies across Weizmann Road, on the district's eastern edge. The proposed M1 metro station “Science Park” would serve the adjoining section of the road, alongside a planned BRT line.
The planning includes pedestrian links to Weizmann Road and the Science Park, with mixed-use development around the station. These connections are an important part of understanding the location and its potential.
